Mitchell County is blessed with some of the most fertile and productive farmland in the world.  We are proud of our farming heritage.  One of the best secrets, however, is our rural countryside, especially near our waterways (Big Cedar and Little Cedar Rivers) which offers inviting undulating topography and wooded settings for rural residences to co-habitat with farms.  Our underground water supplies are plentiful and clean.  Our air is unpolluted.  Noise is limited to the beauties of nature or the sounds of agriculture.  And, our roadways are neither congested nor rage-full.

We call our rural residential sites “acreages”.  Some would say they are “farmettes”, “country estates”, or just “homes in the country”.  Many are sites which were once working farms themselves and, as farm units grew in number of acres operated by individuals, they became rural residential sites for families who work in our other industries.  The sizes of these sites may range from just a couple of acres to thirty five acres.  Acreages with existing homes have been selling from $85,000 to $250,000 depending on location, size, type/condition of the home, and presence of supplemental outbuildings.

There are some rural residential subdivisions or “planned developments” outside of corporate municipal limits.  These have been quite popular building sites and typical prices for these lots range from $25,000 to $45,000 depending on location, size, proximity to a waterway, wooded or not, and infrastructure present.

Our cities and towns are unique in the fact that we have new construction intermixed with existing homes.  The reason this can and does occur is primarily due to the fantastic pride of property and caretaking which is exhibited by all homeowners.  Many of our visitors comment on the varied styles and exceptional “clean” neighborhoods. There are no “blighted” areas of our communities.  These “infill” lots typically sell for $9,000 to $25,000 depending on location, size, and type of street present.  Each city also has new residential developments usually accommodating larger homes.  Prices of these lots typically range from $19,900 to $25,000 depending on location, size, and street improvements.  Existing homes sell in a rather wide range of $25,000 to $250,000 depending on location, size, and amenities.
